2000: In order to expand our activities in the development of real estate projects in Western Switzerland, Barrier Immobilier acquires the then dormant Baufinag SA (LTD) from Losinger Construction SA (Group Bouygues, France).
2000:After long negotiations with representatives of the former owners of an 80'000 m2 plot of land in a prime location in Pregny Chambésy, East of Geneva, as well as with political and administrative offices and authorities, we succeeded in solving the legal problems of the real estate project, which had been blocked for years, and in acquiring the land. Based on the earlier unrealistic project, we developed and planned a new concept, with Geneva architects, on behalf of the new Baufinag, with 137 rental flats of various types (12 of them as duplex maisonettes), intended for a discerning Geneva and international target audience. The concept met with the approval of the authorities, who assured us of their support. After receiving the building permit for the new project called "Pregny Parc", Baufinag sold the land with the project, with a turnkey contract with the general contractor Losinger Construction SA, to a Credit Suisse fund.
Subsequently, Baufinag developed other projects in partnership with Losinger in Renens, Chavannes, St. Sulpice and Gland, where Baufinag had preliminary signed agreements with the landowners. Investors resp. buyers of the Baufinag projects included Credit Suisse Funds, Swisscanto, Allreal, Schweizerische Mobiliar, UBS Funds, Suva, the pension funds Publica (Confederation) and of the Canton of Vaud, as well as private individuals.
From 2007 onwards, Baufinag developed plans, with architect G. Pezzoli, for the "Rives du Lac" project in Morges and acquired one of the plots. As before in Gland, the municipality of Morges first had to carry out a procedure for new zoning plan. Credit Suisse, who was interested in acquiring the project, wanted Baufinag to develop the project without cooperating in JV with a general contractor, in order to be able to determine the general contractor itself, after the building permit had been granted and the site acquired. The Credit Suisse Siat Fund acted as the buyer.
In 2009, Baufinag began its involvement in the large project "En Dorigny", Chavannes. As no project plans existed yet and our interested investor clients Allreal, Credit Suisse and Mobiliar needed precise plans and figures to decide on the investment, Baufinag developed and planned the project for its clients in consultation with architect G. Pezzoli, the landowner's consultant, in collaboration with Andri Cajos Architekten AG (Zurich) up to the preliminary project stage. The preliminary project by Baufinag/Cajos and the cost estimates, profitability calculations and reports by independent renowned experts ordered by Baufinag, from local specialists, allowed Credit Suisse to confirm its approval of the acquisition of project parts A, B and D by the Credit Suisse Foundation, in the 4th quarter of 2012.
In 2013, Baufinag began to develop a new project called "En Parcs",in the centre of the university town of Ecublens, in collaboration with architect G. Pezzoli and an investor client. The approval of the new zoning plan, worked out since 2014 by the urban planners commissioned by the municipality, is expected in 2021.
